Search to title transfer, end to end
Buying land remotely is where most diaspora money is lost. An impersonator poses as the legitimate owner of an absentee's land, or one plot is sold to three buyers at once — each receiving convincing documents. In the KES 1.19 billion Loresho scam, duplicate titles were issued across a single high-value Nairobi estate, and the people arrested included two land registrars.
Our land acquisition service is built around a single principle: no payment until the title is independently confirmed. Every step below is executed by verified professionals and documented in your client portal.
The 7-Step Verification Protocol
The same sequence for every parcel, whether you're buying in Kiambu, Kilifi or Nakuru. Nothing is skipped.
- 1
Property Identification
We shortlist based on your budget, purpose and investment criteria — and flag high-risk areas with documented fraud activity before you fall in love with a listing.
- 2
Official Ardhisasa Search
Digital search on the Ministry of Lands platform confirming the registered owner, parcel size, tenure type (freehold or leasehold), encumbrances (bank charges, caveats, court orders) and land rent status. Cost: KES 500–1,000 per parcel. Note: apartments under sectional title are not yet in the system.
- 3
Green Card / Ownership History Check
The green card holds the parcel's full ownership history, transactions and encumbrances. Fraudsters have used green card details to reproduce ownership documents — so we verify the chain of title back to the original allocation.
- 4
Physical Boundary Verification
A licensed surveyor (registered with the Survey of Kenya) confirms on-ground boundaries match the Registry Index Map. GPS-tagged photos of every beacon, plus checks for road reserves, riparian zones and overlapping claims.
- 5
Seller Identity & Succession Verification
We cross-check the national ID against the title deed. If the seller claims to be a successor to a deceased owner, we verify the death certificate, probate or letters of administration, and that all beneficiaries have consented.
- 6
Independent Legal Documentation
Our advocate — Law Society of Kenya registered and not connected to the seller — drafts the sale agreement. We confirm no prior sale exists, no caveats are registered, and the land is not in a government reserve.
- 7
Escrow Payment & Title Transfer
All funds are paid through the advocate's client escrow account. Stamp duty is processed digitally via Ardhipay (4% urban, 2% rural). Title transfer is tracked through the Lands Registry for 60–120 days, then the original title deed is couriered to your door.
Can't fly home? Power of Attorney handles it.
If you cannot be physically present for the transfer, we facilitate a Power of Attorney through the nearest Kenyan High Commission or Embassy. The POA must be:
- Drafted by a Kenyan advocate
- Signed before a Commissioner for Oaths at the Kenyan diplomatic mission
- Registered with the Lands Registry before the transfer is processed
- Limited in scope — a specific parcel for a specific transaction, never a general POA
We handle the entire POA process remotely. You sign at your local Kenyan embassy. We register and execute.
